Home Loan Prepayment vs Continuing EMI

Compare certain interest savings from prepayment with liquidity and uncertain investment returns.

1. Prepayment reduces future interest by lowering principal

Earlier prepayment in a long loan can remove many future interest-bearing periods. The economic benefit is the future loan interest you no longer have to pay.

Tip: Think of prepayment benefit as interest avoided.

2. Investing instead is uncertain

Investment returns can be higher or lower and involve taxes and market risk. Do not compare guaranteed loan cost with an optimistic assumed equity return as though both were certain.

Note: Historical investment returns are not guaranteed.

3. Emergency liquidity comes first

If prepayment empties your cash reserve, a later emergency can force expensive new borrowing. A financially resilient borrower may keep some debt while preserving adequate liquidity.

Tip: Do not become house-rich and cash-poor.

4. Use current prepayment rules

Check fixed or floating structure, borrower purpose, current RBI rules and the contract before assuming charges or exemptions.

Note: Use current official rules, not old blogs.

5. Quick check

You have ₹5 lakh surplus but no emergency fund. Should you automatically prepay all of it?
